  I lived at Sherman Oaks in the year of 2016. It was not a good experience. I was immediately needing somewhere to stay and they provided a place for me. Which was awesome and I was super excited. Then once I moved in I knew it was a mistake. I should have took a tour before signing a year lease. Let me tell you. I only stayed there for two months and they evicted me for $40.00 that I owed the second month I was there. Out of nowhere the collections agencies call me saying I owe $2,000. I don't have that kind of money. Not to mention I had the rent and they evicted me for extra late fees that I didn't owe. I heard that the managers were doing people wrong and the pocketing the money. That is not right. The place was nasty, stuff was coming out of my bathtub, water was getting cut off, and the neighborhood was ghetto. It was not safe for my daughter. There were bad kids bullying her and loud music and parties every night. The walls are so thin you can hear everyones conversations. I would not recommend this apartment complex to anyone with kids or a promising future. They take your money and then you still owe late fees even after paying on time. I feel that the whole complex should be demolished. There is no way that new management can fix that place. It's disgusting. On top of all this that I went through I can not find a place to live due to Sherman Oaks filing a collections on my credit and I'm not able to get anywhere else to live because of this horrible experience. I don't feel like I should pay anyone. I had my rent money and u was evicted for no good reason at all. Two months and I owe them $2,000. That doesn't sound right. I give this complex a 0 in score. Do not stay here new management or not. Bad experiences. They can't fix what was done in the past. New management told me that they can't help me. I have to call collections. I feel like I shouldn't have to pay anything. I didn't break my lease. They made up stories from tenants to pay more rent and late fees then evicted me. So sad. Who can help me now. Because the new owners aren't. Who do I talk to collections? I don't have $2,000. And it wasn't my fault. I wouldn't go back if it was the last place to live. I'd rather be homeless than to go back to Sherman Oaks. New management or not.
